Total school holiday vibe down here this morning, all age groups at cafes, lots of walkers/runners on the waterfront, parents & kids on bikes, or doing beach play. Busy, cars parked quite thick on the foreshore car parks. Numbers in water about on par for a Saturday.

Apparently schools aren’t being closed because University census day is 29 March. If a University shuts after this date the students don’t need to be refunded their fees.

This is a great book. The author, Lolo, survived famine in the low countries near Germany in the latter part of WW2, and took away from it a lifelong growing habit. It's geared for SA but will work in all of Southern Australia.

Public schools won't close anytime soon as teachers are the country's baby sitters. If they were to close, what will all the emergency services, doctors, nurses, etc that are parents, going to do, as they won't be letting their kiddies stay at home alone.

I believe that in England they are partially closing schools. Staying open only for health care worker's kids and minimal staff in attendance. Maybe good option for here.

I have a feeling schools here will close with the upcoming holiday period and stay shut until at least September, possibly next year.

Imagine if China hadnt lied to the world. Imagine if China had been open and honest with the effects of Coronavirus and held a press conference relating their true struggle and the real death toll.

Italy had 793 die yesterday. This was completely unnecessary. China is still lying about the virus , saying it is under control. If China had been forthright with the world then people everywhere would have treated this virus with the seriousness it deserved.

China wanted the world to catch this. They told the world only a few weeks ago that there was no evidence of human- human transmission after watching people unexposed to animals succumb in their tens of thousands. They tried to blackmail and threaten the world into leaving borders open. They made the WHO repeat the lie that closing borders was an over reaction and racist.

The general consensus among the 50 or so elderly that I’ve spoken with about this is that us younger generation have grown up in nothing but good times, while they’ve had newspaper on nails in the outdoor dunny, newspaper on the windows so the bombers couldn’t see the light, and parents that grew up in the depression. What’s happening now is nothing new, people are so caught up in their own cotton wool lives, and what’s happening is just a deflation of an unrealistic expectation of what life is about. People forget we are animals on a rock in a life and death struggle for survival. Didn’t anybody listen to their grandfathers stories. The reality is there’s more to come and my tip is that it will be climate driven. Strap yourselves in folks you ain’t seen nothing yet, and is the reason I continue to try to harden you softies up.

Indo and shoredump, have either of you two tried to buy a house in the last 10 years?

My dad bought a block of land as a third year apprentice for $10,000. And it just happened that in a year he earnt $10,000 at that stage.

I have a fourth year apprentice who earns about $41,000 a year, and that wage would only get him a 10% deposit on a block these days. In the same area.

Yes we’ve had it easy in A LOT of areas the last generation, but don’t either of you tell me that there’s nothing to whinge about this day and age.

Funny you should mention that goofy, I’ve worked part time almost my whole life, never been interested in toys, only travel, family and friends, but as my daughter began to walk and talk a bit of gravity hit. 10 years ago I bought my first home, with zero savings, close to some great waves and within a doable distance of my 25-30hr a week near min wage job pouring tea and coffee. Some hard yakka renovating sees us in our 2nd nicer home now, without too much of a mortgage. Yeah every generation has its troubles, I mean we’ve got justin beiber to contend with now, but relatively speaking, yeah nah

Real-estate is possibly the only area i can understand people whinging about, but high real-estate prices are generally a product of a healthy economy, yeah sure there are other aspects that have inflated prices too, but a healthy economy is the main driver.

With a 40K wage you could still get into the market with an investment property somewhere else, I've been looking at places around the $100-$150K mark that have very good rental returns, yeah sure they are pretty average places and often in rough areas with low unemployment but its possible even in areas near decent waves, two examples are Kempsey in NSW near Crescent and Portland in Victoria other areas in SA.

It's how i got into the market and how my sister got into the market, both only 15 years ago and no we both weren't living at home.

To save my deposit i saved 18K on a 35K wage in one year, basically didn't do anything for the whole year just work, surf my local beach, didnt drink or party or go out i didn't even buy my lunch once and just lived in a caravan at a caravan park, i was living on the sunny coast at the time and had no chance of buying in there, so had to buy elsewhere luckily i found the second cheapest house where i now live (and grew up), tiny house but i could afford it and ive since more than doubled the size of the house. (done it all myself bar electrical & plumbing) my house is now worth almost three times i paid for it and my mortgage payments are much less than what we would pay in rent if we had to rent.

Actually I had an $8000 credit card debit as well, walked in and just asked the bank if I could use the first home buyers grant to pay off my credit card and the required mortgage insurance, they said sure, sit down. It was that easy. That’s some good times. To be fair to goofy it was 11 years ago...

The point is its still possible to get into the market, if you think outside the box.

Especially if you were young living with mates sharing living cost you can purchase a cheap rental property, the location is almost irrelevant it doesn't need to be a place you want to live, but IMHO better if it still not 100km inland.

For example just looking at places in Kempsey (there is places cheaper than this) but this one is my pick https://www.realestate.com.au/property-house-nsw-south+kempsey-131648234

Solid 3 bed brick place on a decent sized block, not super modern but not old either.

Lots of potential to add value, pimp up the front with nice landscaping with hardy tenant proof plants, throw a nice deck off the back and landscape the backyard, could even render it in the future.

A completely realistic entry into the realestate market with heaps of potential.

So many possibilities still, especially for those that can pool into together with friends or family to get into the market.

BTW. how's this $25K for a block on the east coast 30 minutes or so from a beautiful coast with some fun waves, yeah sure you need to get rid of it, but cheap if you did it yourself.

Would have to look into local regulations, but you could even just throw up one of those shed type house, ideally its already hooked up to mains septic

If I was a younger fella I would have got a couple of mates together, all thrown in 5-10 grand each and bought a large acreage on which to grow a shitload of pot. Somewhere without neighbours , with good soil , Bush cover and with access to water.

Do it smart and quiet. No parties. Don’t go to town. Don’t act or dress like pot growers. Have a plausible and well rehearsed backstory in case anyone inquires. Don’t have lots of cars coming and going.

Treat it as your profession and act accordingly. Do your shopping and supplying for the crop somewhere else. Keep your heads down , do the deed and get the fuck out before anyone suspects what you’re up to.

And then you’ve all got the cash to buy your own places.

In the very early 2000’s I was over West and I came back to visit over East for a little bit. It blew my mind how much house prices had jumped since I’d left.

Bolted back to WA determined to get something for myself. Didn’t have much cash after a long holiday but I had put away money to pay my GST. Realised that I could spend that and plead poverty to the ATO and get a super cheap interest rate and repayment plan. I think the interest rate I negotiated with them was about a third of the rate at the bank.

So I had my deposit courtesy of the ATO.

I was in a little town on the South Coast when the local inlet broke its banks and the surf went nuts. I already liked the place but then I went for a surf and got 5 barrels on 2 waves , got dry and went straight to the real estate and bought a block of land.

$55K for 1100 SQM right next to the river down near the beach. Then WA went nuts and it was worth $350K within 2 years. Fucking ridiculous. The town hadn’t grown at all. Same amount of empty places outside of holidays. Still not much work getting around. Low levels of pay.

That’s when I first realised how much of a game the economy was and how badly Australians were getting cooked by those who ran it. It’s only gotten worse since then.

A few thoughts on your last post Blowin'. First, you'd go hydro, not outdoors. Quicker grow time and easier to control and keep hidden. Don't steal power, just pay the bill. Second, no mates. Friendship, dope and money "boil in water". Guys end up killing each other. Third is the big problem, when you've got $100k worth of dope, who buys that? Criminals is the answer, hey presto, you are now a gangster. Not worth it, just get a job and save your money, short cutting through dope growing is a fools game. I know, I was a fool.

I have a mate who did it Adams way- hydro, low key, one man op, rented his place to an old fella that gave the impression that just a lonely old man lived there, kept the place neat and tidy.

Paid his way through UQ and bought inner city Brisbane property before the boom.

Killing it to say the least.
