Yes, that comment of Indo's made me chuckle. I guess it depends on your family values. Indo has been fairly balanced today though. I far prefer Indo in opinion mode, compared to when he's in his factual, PhD in everything mode. No, we all have memories. ALP have only been in power for 3 years. The community knows Dutton, we know what he stands for, we know what his predecessor Morrison stood for. That's a key reason why they lost.

Yeah, your theory is probably the most likely, and said confusion made Frank question things about his own attractions that he'd repressed, so not closeted per-se. I haven't seen that movie for ages and come to think of it, Frank simply hiding being gay does seem like lazy writing, character development-wise.

Labor have just been voted back in via a landslide and have no policy prescription to change housing policy.
So, almost impossible to see them making any changes to CGT or NG in this term of Govt.
I can't for the life of me, imagine a Universe where the LNP scraps those features- it would completely alienate their core constituency, whatever remains of it.
Overwhelmingly, Australians have voted for the Status Quo in this election.
We've had 3 years to look at Albo (and Labor policies) and most people seem to have reached a conclusion: Albo's alright, bit of a plodder, but basically a decent bloke who is OK for a pollie and won't do anything stupid or rash.
Steady as she goes - no major policy agenda and a few nice touchy/feely words to bring the country together.
So, to answer the question, I can't see any potential for a shift in housing policy for a long, long time.
The Greens would be the only party with any potential to advocate for change and they've just been wiped out.
Teals are just Liberal-lite's who believe in climate change.
Teal voters don't want their investment homes whacked.

That’s not how parliamentary democracies are supposed to work mate. In the case of the US, for example, DJT won with less than half of the 2/3 of eligible voters in 2024. That’s not a ‘mandate’.
The role of the parliament / congress is to bring the representatives of the population to develop and implement policies and pass legislation that further the interests of the country. Unless you get an absolute majority - which is rare - the system is designed to require compromise to pass legislation etc. In some cases that might be through cooperation with the left, sometimes with the right.
Newly elected governments of all persuasions like to claim a ‘mandate’ - but we should never accept a proclaimed mandate.
I can imagine the bleating from you (and others) if Labor embarked on as radical a process of policy implementation as Trump et al have done in the US, with the same level of disregard for law and process. It would be absolutely howled down. (As it should be).

Housing is an interesting one re elections.
Read recently that the cohort of home owners is still way bigger than people wanting to get into the market.
They do not want to see the value of their homes decrease understandably, especially investors.
Fair? No. But it will take a lot of convincing for a politician to argue to this cohort that it is the best thing for country.
They are happy with the status quo, their wealth is dependent on it.
Think you will hear a lot of talk from both side of politics re housing, but no real changes as it would be electoral suicide.
Check the graphs of when this problem started, around 2000 when neg gearing and CGT were changed under Howard. They are the sacred cows that now cannot be touched. Bill found this out.
Immigration was still happening pre 2000.
Sure there are other factors, but I'd guess CGT and neg gearing the big ones.
A lot of young people will eventually inherit homes and wealth to help them (who will then want to keep status quo) the ones that don't really are in a tragic situation.

Read somewhere that Labor has progressed with "beige incrementalism" and I suspect that if they're to wade into housing it'll be with similar steps. Perhaps allowing NG on one property only? Tweaking CGT with a thin edge of the wedge?

Albanese has stated that he is a"reformer" and not a "revolutionary".
He refused to wade into any discussion about the impact of the, well, rorts that have disproportionately impacted housing in Australia since Howard and Costello introduced them in 2000.
It is a cop out and ignores a large number of Australians who are in dire straits as a result of real estate that is hugely overvalued. It is one thing to create a market structure that pushes prices up and up unendingly and out of whack with reality, but to leave behind and wallowing in poverty those that are not property owners is a disgrace.
Anglicare released figures during the campaign that showed that a mere handful of rental properties are affordable to benefit recipients like the unemployed or DSP recipients or pensioners in the entire country. There are working families that are living in cars because they cannot find affordable housing.
The ALP has offered nothing for those people. There are no rent protections on the table, benefits are still under a thousand dollars a month, people cannot afford to live in this country, many thousands, hundreds of thousands are being left behind, in poverty.
With the amount of wealth Australia, and the government has, that is unacceptable to me. Cruel in fact.

It is not the kind of Australia that I want to be a part of, the one that just says to those people, "fuck you, I'm alright, my house is going up a grand a week or month, you should....just suffer or(whatever)".
Albanese and the ALP just spit out bullshit about building more housing, more developments or policies that trap young people into the overpriced market. No solutions for the unaffordable rental market that gets dragged upwards with the ponzi growth in house prices.
No solutions, no help for the poor, or the working poor, but plenty for people to become property "investors" and own and negatively gear a dozen or more rental properties at ridiculous rents.
I didn't vote in this election, in part because of things like this, I can't find the motivation to support any party that is quite happy to leave behind large swathes of the population like that.
(Also because the waves were good on Saturday and I decided to just hang at the beach all arvo and get some of them, so they can fine me (good luck with that, send the fkn election Sheriff round first).
This country is way out of whack, particularly when it comes to the most basic of needs, housing, I don't want to be part of it when it just simply ignores it's most vulnerable like it does.
Fuck the ALP and the lot of them.

Changing Negative Gearing wont do much to enhance the supply side of housing. Keating restricted NG to one property only but withdrew that after two years under intense pressure. I suspect Labor may have another go at it but not in this term.
They still have the Bill to tax super balances at 30% for income earned on the balance exceeding $3million and the taxing of unrealised gains.
Taxing unrealised gains has met with hostile opposition but you have to ask why would you do it.
One of the last pieces of legislation passed by Howard in 2007 was to allow property to be included into SMSF’s. Not only property but businesses and farms, could be included as well.
While in accumulation phase all income is taxed at 15% but when a fund goes into Pension phase no tax is payable. So you can have a property increase in value over many years then when the SMSF goes into pension phase you can sell the property and no tax is payable, CGT free in other words.
As far as businesses and farms are concerned again no taxes are payable in pension phase. I see no reason why they should not be conducted under a conventional corporate structure and profits taxed appropriately.
These are simply Howard sanctioned tax avoidance schemes for the wealthy, which ultimately throws an increased burden on the PAYG taxpayer.
So taxing unrealised gains simply catches those who have been happily avoiding taxes for years.
If Labor can restructure our taxation system and increase revenue from our mineral exports there will be an opportunity to lower tax rates on PAYG taxpayers. If they can get the top marginal rates down to under 30 cents the advantages of negative gearing (outside of SMSF’s) will all but disappear.
Either way I would expect some extremely vocal opposition to any changes.

@adam12 , have you thought about renting your house out for a few years and traveling around indo on that money. Why not do it while you are still physically fit enough ? No good trying at say 70 , make the most of it now. FTW & just go surfing and enjoy yourself . By the time you get back you will be pension age . I was going to say that myself, that's a happy compromise
The whole housing thing though is super complex, there is so many factors involved and it's become an issue around most of the world in both developed and even developing countries.
I saw this the other day i think this is the most important factor, basic supply and demand.
That blue line should always be under the red line but hasn't been for 20 years other than Covid, but those covid times are a bit irrelevant in the trend.
Until this trend reverses thing's have no chance of changing

And it was also around 2000 that they started to pump up Australia's money supply above its longer term historical growth trend, as measured in say M1:

It looks as though Labor will pick up a few senate spots and will not need the support of the Independants to pass legislation.

@Indo, yeah I know. Failed my civic duty and probably no right to whinge if I don't participate. Actually I left the house on Saturday intending to do it, but stayed out in the water too long, waves were good and conditions perfect and had a local peak pretty much to myself, then got kinda stuck chatting to a mate at the beach I hadn't seen in a long time and then just said to myself "fuck it". Not much of an excuse I know, but democracy can survive without me this time round.

The plans are in place to do what you suggest but can't pull the trigger just yet, my brother is full time carer for my 95 year old Dad up in the dirty city and I get to live at the beach so he gets the holidays (Noosa) each year and I couldn't and wouldn't just piss off overseas surfing for an extended trip on him while he needs me as backup (and cash cow sometimes) and there are other things that keep preventing the "Slob" tour from getting a start. But it's gonna happen, and I'm thinking it might just have to start at your place @Supa, looks like paradise, (so keep that Ghost of yours in good nick for me! ) (Just kidding @Supa...or am I ????)
