House prices - going to go up , down or sideways ?

That's such a good comment, as are the ones following about understanding the risks and being responsible for them. Raised with stories of the '54 floods on Sunshine coast, then went through Ash Wednesday - has coloured our decisions on where to live ever since.

Try to build a house out of that quality timber today - or provision a grandfather clock... One of the highlights of my working life was an important heritage building in one of our cities - working right up to its clock tower - the convict's handmarks in the bricks/mortar - the grains of the timber in the internal structure: so thick it was and such tiny grains so close together! Magnificent. The clock - oh wow, what a marvel of engineering, looked new... a complex analog machine, still working, still cared for... Betcha my mobile won't last as long!

Also understand the pricing has become mad, as FR said - many people have no effective choice. I put it to you this is the product of 5000 year-low interest rates and poor lending standards - fuel for the fire. At least rates have begun rising now. The biggest capital misallocation in our lifetimes, maybe the last century, or the last millennium.

And now.. those individual blocks (originally nine in total, eight available now, obviously the new owner has kept one) are up for sale, with prices "starting from $1,000,000 - $3,500,000".

So, that's a potential sale of anywhere between $8m to $28m, from the initial purchase price only six months ago of $8.3m (of which the total value would be closer to $7m, given they've kept one of the blocks). And with an initial expectation for around the $4m mark.

Say for example the same packet of unopened screws gets passed on thru the chain until Hand over!
Unopened $1 screws could be onsold 50x thru more upskilled craftsmen, each a defaulted higher tax.

Thus after 4 months that very same crumpled $1 pack of screw/s is billed by Builder to Owner @ $50

ATO Verify...this is exactly how their tax rort works...

ATO (Staff!) : You are required to charge GST on any Goods & services you provide.
If you don't mark up materials, you will still charge Initial GST you paid + Client will then pay you GST.

GST is applied to every transaction...there is no one off GST exemption application...
Initial GST may also be the same 'Scaffold Danger Money' shared & taxed by all...mushrooming in cost.
However! This initial solo GST item is also added to higher GST Labour combo ramping the tax bill.
Raising more Questions as to an inert already pricey taxed item being the growing elephant in the room.

And there you have it folks...ATO enforce double taxing to Snowball taxation of each Home Material.
GST is not a set 10% -15% on trade/s...it's a ballooning 10-15% Tax on GST Labor-Goods-delivery.
Meaning! ATO tax impost penalizes expert Productive > Manufacturing > Construction...process.(Cars)
Instead it dumbs down Oz to reward one off GST depot Imports...(Fox) + Boxes Containers.
We are effectively a Banana Republic dogsbody by Govt design.

Only then can we construct our Damns / Rail / Hwys to build accessible Cities to lower land costs.

Funnily enough, I was chatting to a pub owner a few years ago, and it seems there's a good reason why they're worth so much money - people will happily pay good coin for alcohol served in a pleasant environment. His example? They had recently put up the price of tap beer by 15% (no underlying reasons; just because they could), and sales had correspondingly gone UP about the same amount too. Zero complaints about the price rise from customers, everyone just swipes the plastic.

I mean, if it's a sunny Sunday arvo and you're looking to kill a few hours with the family and friends in the beer garden, what are you gonna do? Go elsewhere? Many towns have only one pub.

Guess that is correct. I have definitely spent my share of $$ on tasty IPA' s in a pleasant environment... :)
Happy to pay extra also.
And like you say, I reckon punters easily spend more money now with swiping rather than paying cash. All good until read credit card statement. Haha.

$270 a month extra in repayments is Fck all. That’s like $70 a week. Rents in Oz have easily gone up by that much in the last year. What happens when the real interest rates arrive?

I remember chatting once to older guy who decided to hang in Sydney for career / money in early 70's as some of his mates did the NSW north coast thing. Turns out they all did better financially with property values, business etc. Not to mention lifestyle. Some people luck out....

Fair bit of judgmental negativity creeping in to some posts. Tall poppies? I would've thought its a no brainer that anyone moving to these places back in the day and purchasing a property and holding on to it will receive some sort of windfall (or their heirs). Time in the market and all that. I'm sure some of the people being sledged have had setbacks in both life and business. Think brain injury/rehab, being stolen from i.e. embezzlement. Or overseas competition from cheap imports and other corporates. I say good luck to them. Not all beer and skittles.
I do not know any of the personalities being referred to, but I will share a true anecdote.
A few years ago my teenage son who worked in a surf shop was invited to a bash during Bell's it was put on by Dragon Sunglasses I think. He is tall and was waiting in the queue on the footpath to get in and felt a presence behind him. He looked at this really tall guy and then at the billboard behind them featuring this guys famous face and smiled. They stood there chatting for a few moments before the organizers finally realized that the main attraction was politely waiting in line with the punters and ushered him to the front. Apparently seemed embarrassed to be put in front of others. Wasn't entitled on that occasion.

I understand what you're getting at nickca, but anyone getting into high end luxury property development, no matter what their story is, is fair game for criticism. I 100% agree with the issues presented but disagree with the attack on someone's character because they will make money from a legally allowed exercise. If they used corruption and illegal means to develop the project then vilify them. But otherwise, take your issues to the government.

Solutions need to come from a planning authority that determines what can and cannot be developed. Basic concepts; if you want to address the housing shortage mandate the Wright project to develop a minimum of 100 units on that block so there are more residential options in the area. But no one will approve of that. People would rebel. Building a big apartment building will come with other negative issues. At the end of the day, every development application is reviewed and approved by a local council that works of its strategic plans. I'd say criticize, not attack. Nobody is forcing the Wright family to become luxury property developers. It's a choice. Perhaps they'd choose not to chase personal profits through such means if they were criticized for it rather than celebrated in the way that property developers are in this country. It's pretty foul how access to waves, surfing, and surf lifestyle/aesthetics are wrapped up in it all

I agree with the notion that change needs to come from the political level, but that's not to the exclusion of other approaches. Particularly when planning authorities, councils, governments etc are so thoroughly captured by the interests of capital and property development. In the absence of being able to achieve immediate political change, corporate campaigning is a decent enough stop gap measure. I'm sure Owen Wright will still be a multi-millionaire if he decided against going ahead with the project. Housing is a human right, and it needs to stop being seen as a way to increase your wealth.

I see, you're basically saying that developing such projects is 'immoral'. And then going one step further and deciding to project your perception of morality onto others through criticism, all in the hope that they are ashamed enough not to proceed with their projects.

Well, all I will say is good luck with that. I would be very careful with such morality projections and I cannot subscribe to this chain of thought. I wish Owen the best of luck, I dont' know the guy and I find it unacceptable for me to attack his character.

I think if Owen wants to peddle this shit to try to soften things and paint himself in as positive a light as he can, he's well open to criticism.

First we've had neoliberalism glossing over and hiding class issues, now we have identity politics as a very poor substitute.

Class issues have never gone away and I'd venture to say that with continued wage suppression and housing issues, they're getting significantly worse.
